Private Development – Baltimore, MD

  • Scope: SUSA International was selected by the owner/developer to represent their interest in negotiating with the demolition company and coordinating the project with the demolition company and the environmental team. The redevelopment project required demolition of the former Locke Insulator manufacturing plant, a 625,000 sq. ft. industrial building that was constructed in 1903. SUSA was also selected to manage the disposition of all assets and commodities, which included managing the sale of all ferrous and non-ferrous metals, sale of machinery, equipment used in the former operations, and managing the reclamation of the wood and brick.
  • Original offer from demolition contractor was $1.5 million for demo with a credit for $400,000
  • SUSA developed an added incentive compensation structure with demolition contractor to preserve wood value
  • SUSA provided more than $3.5 million in value to the owner/developer through the negotiation of the demo contract, sale of assets, commodities, and via a taxable donation, which resulted in a sizable tax credit.
  • The above diverted more than 1540 tons from landfill
